One Local Developer Believes There is a Place in Paducah for Something Different
The ground has been shaky for housing developers the past few years. A downturn in existing housing sales and uncertainty about the economic future created an acutely cautious environment
For local developer Philip Higdon, however, the issue is not about a slump in the new home market; it’s about a fundamental change in the way many Americans are choosing to live. That’s why Philip sees the timing of Greenway Village as perfect.
“Home ownership is moving down, but people are still looking for a nice place to live. This represents that,” says Philip as he stands in front of the first apartment building in Greenway Village. “There is a need for upscale apartment living. This project delivers that, and everything about it is unique in Paducah.
“The first attraction is the location,” he comments. Greenway Village is going up adjacent to Stewart Nelson Park and the Greenway Trail. “The park is coming along nicely, and the trail offers miles of jogging and biking trails right at your back door. Everyone who lives here will be connected into all of that.” Philip also points out the central location of Greenway Village. “You are in close proximity to everything in town like no other location, but when you’re here, you really don’t feel like you are in the city. We are flanked by trees and forest, so you get the convenience while still being secluded.”
And while there are many benefits nearby, Philip is building even more right into the neighborhood. “We are going to have lighted sidewalks all the way around, and they will connect to the Greenway Trail. We will have a clubhouse with a weight room, a commons area with a fireplace, and a pool. We want to bring a high-quality lifestyle into every aspect of this project.” The apartments themselves feature large living areas, tile, covered porches, stainless steel appliances, granite countertops, and much more.
“This is the change many are moving to in the way they approach housing. We want to provide this option here in Paducah. It’s nice and upscale, but it is also economical. These are efficient to heat and cool, you don’t have lawn and building maintenance, and the commute to just about anywhere in Paducah is a quick one. All of this brings down the cost of living.”
The name Greenway not only comes from the proximity to the Greenway Trail, but Philip’s approach to building and sustainability. Efficient heat and air units and appliances are a given, but Philip even thought about water retention for keeping the grass watered and green. A reservoir runs between the park and the complex and around the backside of the current construction. Water will be used for watering, and rainwater from the grounds is directed back to the reservoir. It also provides many residents with a water view as it flanks the woods just behind many of the back porches.
“There is a place in the market for this type of upscale, apartment building in town with this location,” adds Philip. “I believe in it, and Paducah Bank believed in it. I’ve been really pleased with Paducah Bank and my long relationship with Alan Sanders. They are competitive and flexible and believe in what we’re doing here.”
Construction is in phase one right now. By the end of the project, Philip plans on having 192 units with an additional 68 maintenance-free condos.
Philip is also bringing his vision for modern housing needs to the Paducah Country Club area. “We’re developing high-end town homes on Olivet Church Road. Many baby-boomers are looking to get into housing that is upscale and modern without all the maintenance. This is very needed in the Paducah area. Many of these folks have kids that have moved out, and they are looking for something maybe a bit smaller and more manageable. They will be a mixture of brick and stone, and they will have balconies that overlook the fairways on holes three and four on the golf course. They boast the best in housing while lowering costs.”
